What we look for in homes around here

Hard water
Hard water shows up in homes across much of Ventura County. We check for scale in water heaters, valve cartridges, and aerators, because it shortens the life of all three.
Coastal salt air
Near the coast, salt air corrodes exposed pipe, hose bibs, and the fittings on water heaters in garages. We look closely at anything metal that is outside or near an open door.
Older sewer laterals
Older neighborhoods often have clay or cast iron sewer pipe. Roots get in at the joints and cast iron rusts through, which is why we recommend a camera on older homes.
Kitchen and laundry drains
Years of grease, soap, and lint narrow drain lines from the inside. We run water at every fixture and watch how it drains, and when a line is closing up, drain cleaning goes on the report.
