Plumbing Inspection Services
A comprehensive top-to-bottom evaluation of your home's plumbing system. Find hidden leaks, aging pipes, code issues, and small problems before they turn into expensive disasters.
Schedule an InspectionA Full Health Check for Your Home's Plumbing
Think of a plumbing inspection as a top-to-bottom health screening for your home's water system. Every pipe, fixture, valve, water heater, and drain line gets evaluated by a licensed professional. The goal is simple: find small problems while they're still small.
A real inspection goes well past what a homeowner can spot. We're looking for slow leaks behind drywall, corrosion eating galvanized pipes from the inside out, water heater installations that don't meet California code, hidden slab leaks, and the early warning signs that older plumbing is approaching the end of its life. Catching these issues now is the difference between a manageable repair and a five-figure emergency.
Armor Hydro Jetting & Plumbing has been inspecting homes across Ventura and Santa Barbara Counties since 2016. As part of our full plumbing services, our inspections cover every accessible component of your system and include detailed written reports homeowners can actually use. We pair our visual inspection with a sewer camera inspection when the situation calls for it, because the most expensive problems are usually the ones you can't see from above ground. Homeowners across Oxnard, Camarillo, and Ventura call us for inspections during home purchases, after years of deferred maintenance, or whenever they want to know exactly what shape their plumbing is in.
Six Times to Schedule a Plumbing Inspection
Not every home needs an inspection every year. But there are six situations where skipping one is a costly mistake.
Before Buying a Home
Standard home inspections rarely look past surface-level fixtures. A dedicated plumbing inspection finds slab leaks, failing water heaters, and corroded supply lines that can cost tens of thousands to repair after closing.
Before Selling Your Home
A pre-listing inspection lets you fix issues on your terms instead of negotiating them off the sale price after the buyer's inspector finds them. Most sellers recoup the cost three times over.
Before a Major Remodel
Kitchen and bathroom remodels are the worst time to discover failing pipes behind the walls. An inspection beforehand catches issues while everything's still accessible and prevents code-compliance delays.
If Your Home Is 30+ Years Old
Homes built before the 1980s often have galvanized steel or polybutylene piping. Both fail with age. An inspection tells you how much life is left and helps you plan for repiping before a burst.
Unexplained Water Bill Spike
A sudden, unexplained jump in your water bill almost always means a hidden leak somewhere. An inspection paired with acoustic leak detection finds where the water is going.
Recurring Plumbing Problems
Drains that keep clogging, a water heater that keeps failing, fixtures that keep leaking. Recurring problems mean an underlying issue is being missed. An inspection finds the real cause.
The Full Inspection Checklist
Here's exactly what gets evaluated during a comprehensive plumbing inspection. No quick walkthroughs, no missed components.
Inspections Done by Licensed Plumbers, Not Generalists
Most home inspectors aren't licensed plumbers. They catch obvious surface issues, but the costly problems live deeper. Our inspections are performed by C-36 licensed plumbers who actually do the repair work, so they know exactly what to look for.
-
Licensed C-36 California Plumbers The same crew that handles repairs handles inspections. They know what failures look like in their early stages.
-
Sewer Camera Inspection Available Add a sewer camera inspection to see what's actually happening in your main line. No digging required.
-
Detailed Written Reports You get a documented report categorizing each finding by severity. Not a checklist with vague handwritten notes.
-
California Code Compliance Knowledge We know Ventura County permits and California Title 24 requirements inside and out. Critical for remodels and home sales.

A Plumbing Roadmap You Can Actually Use
Every finding in your inspection report falls into one of three categories. That's how you know what to fix now, what to budget for, and what to keep an eye on.
Material Defect
A significant problem that needs to be addressed right away. Active leaks, gas line issues, cracked sewer lines, missing earthquake strapping. Safety hazards and active damage go here.
End of Service Life
Components still working but on borrowed time. A 15-year-old water heater, aging galvanized pipes, original 1980s shut-off valves. Time to plan and budget, not panic.
Maintenance Item
Smaller routine recommendations. Worn toilet flapper, slow drain, mineral-clogged aerator. Quick fixes that prevent bigger problems from developing.

Plumbing Inspection Questions, Answered
How much does a plumbing inspection cost?
A thorough plumbing inspection in the Ventura County area typically runs between $200 and $500. The price depends on the size and age of your property, how many fixtures need to be evaluated, and whether you add a sewer camera inspection.
Older homes with original plumbing take longer to inspect because there's more to check. Newer or smaller properties come in at the lower end of the range. Call (805) 232-8380 for an exact quote based on your home.
How long does a plumbing inspection take?
Most residential plumbing inspections take 90 minutes to 2 hours. Larger homes or properties with extensive plumbing systems can run longer.
Adding a sewer camera inspection adds 30-45 minutes but is the only way to actually see the condition of your main line. We highly recommend it for any home over 30 years old or any property with mature trees near the sewer line.
How often should I get my plumbing inspected?
Every two to three years is a solid baseline for routine homeowner maintenance. That cadence catches developing problems early and keeps your system running efficiently.
Outside of routine schedules, inspect immediately when buying a home, before any major remodel, after a recurring plumbing problem, or whenever you notice an unexplained spike in your water bill.
What happens if the inspection finds problems?
Finding problems is the whole point. Your report lists every finding with a clear severity category: Material Defect (fix now), End of Service Life (plan and budget), or Maintenance Item (handle at your convenience).
You're under no obligation to use us for repairs after an inspection. The report is yours to act on however you choose. That said, since we already know your system, follow-up repair work tends to be faster and more efficient if we handle it.
Can I just do my own plumbing inspection?
Homeowners should absolutely keep an eye on their plumbing. Checking for drips, water stains under sinks, and running toilets are great routine habits.
But a DIY check isn't a substitute for a licensed inspection. A C-36 plumber brings tools you don't have, including pressure gauges, acoustic leak detectors, and sewer cameras. They also know California code, so they can flag compliance issues that matter for a home sale, a remodel permit, or an insurance claim. For anything official, you'll need a certified report from a licensed professional.
